The legal status of the land where the neighborhood sits is currently trapped in active litigation between a real estate company (Inmobiliaria Los Zalates) and the local Ejido of Cabo San Lucas.
Because the official ownership of the land is actively being fought over in court, municipal utility companies are legally paralyzed, preventing the formal regularization and installation of basic services like running water and power lines to the homes built there.
