There is a running joke in the travel industry that Los Cabos does not actually have an “off-season.” Between the massive influx of spring breakers, the summer family crowds, and the wealthy snowbirds escaping the winter freeze, it can often feel like the luxury resorts lining the Tourist Corridor are perpetually sold out.

But if you know exactly when to look, the armor cracks.

We have officially entered a highly specific, four-week window in September where the crowds completely vanish. Right now, Los Cabos is experiencing its absolute lowest tourist activity of the entire year. With hotel occupancy plummeting, the luxury hospitality market instantly flips into a massive buyer’s market.

The 45% Occupancy Reality

The sheer drop in foot traffic across the peninsula right now is significant. In August, the destination maintained a very healthy occupancy rate of around 56%. But as soon as the calendar flips to September, the local hospitality sector braces for the annual slowdown.

According to Lilzi Orcí Fregoso, the executive president of the Los Cabos Hotel Association, projected hotel occupancy for September is hovering right around 45%.

To put that into perspective, a 45% occupancy rate means that more than half of the hotel rooms in the entire destination are sitting completely empty. For tourists, this translates into a dramatically upgraded vacation experience.

The Los Cabos International Airport (SJD) operates at its slowest pace of the year, meaning you breeze through customs.

The downtown Marina is quiet, securing a sunset reservation at high-end restaurants like Flora Farms or Edith’s is effortless, and you will never have to wake up at dawn to claim a lounge chair by the resort pool.

The Luxury Rate Slash

When luxury resorts are staring down half-empty properties, their pricing algorithms immediately adjust to attract whatever tourist demand is left in the market.

While Los Cabos is famously one of the most expensive vacation destinations in Latin America, this four-week window forces properties to aggressively slash their nightly rates.

The Hotel Association notes that the average nightly rate across the destination usually hovers around $500 USD (roughly 8,500 pesos). During this September lull, that average baseline drops to $450 USD.

However, the real savings are found at the ultra-luxury, five-star level.

High-end resorts that typically command over $1,000 a night during the winter peak are heavily incentivized to drop their rates by 30% to 40% just to keep their staff working and their restaurants buzzing.

Many properties will also silently upgrade your room category at check-in simply because the premium oceanfront suites are sitting completely vacant.

The Mid-October Cutoff

If you want to take advantage of this massive dip in prices, you cannot hesitate. This buyer’s market is incredibly short-lived.

The low season abruptly ends in October. The exact catalyst for this massive price spike is the arrival of the international sportfishing circuit. As soon as the world-famous Bisbee’s Black and Blue tournament rolls into town in the second half of October, the multi-million dollar yachts arrive, the wealthy anglers return, and hotel occupancy instantly shoots back up to near capacity.

Once those fishing fleets drop anchor in the Cabo San Lucas bay, the era of the $450 average nightly rate is over until next year.
